Typically, we seek to acquire quality value-add properties at or below their replacement cost and only when there is a fundamental reason to invest. We avoid commodity real estate with no competitive advantages. Instead we focus on opportunities with inherent, irreplaceable or compelling qualities that will provide each asset with a competitive edge in the marketplace. We have deep and long-standing brokerage and business relationships in the markets where we invest, and we bring those relationships to bear in all of our investments. Our primary goal is to protect investor principal and to achieve risk-adjusted returns that exceed the performance of other asset classes.
